How To Buy Land at A Good Bargain


So you’ve made your first million and you’re optimistic that your subsequent millions will be rolling into your bank account soon. You have finally decided that you’re going to get hold of the land that you have been eyeing on for years ever since the day you laid your eyes on it but there is one problem: you don't seem to see any “For Sale” signboard around. How then do you know whether the land is up for sale or whom you should call to express your interest?

Will you wait for the sale sign to be put up, hoping that it will happen anytime soon or will you look elsewhere in hope that you could fall in love with another site that just so happens is up for sale? Often times, when a property is listed, it's too late. By that point, you will be competing with other prospective buyers, and dealing with a seller who has established a purchase price that he or she may want to stick to it.

You might want to consider finding out who the landowner is yourselves. It could probably save you thousands of ringgit by buying at a good bargain.



Find the Landowner

Trying to find out the ownership details of any abandoned houses or lands may seem an impossible task or a daunting one for those who wish to do the search task themselves. Ask the neighborhood residents, you'd most likely get a clueless look or a bewildered response from them. Safe your breath and time, you might better off going to the relevant District Land Office to carry out a Land Title Search yourselves. This will reveal who owns that piece of land and also other information that you might find it useful later. 

But before you head off to the relevant District Land Office, make sure you have the street name with you. If you could bring along a google map of the land and its surrounding area, that would be even better, as it will make your search task easier.

Go to the "Unit Teknikal" of the relevant land office. Ask for the lot number and "Hakmilik" of the said land.  Once you have the necessary info, proceed to a counter designated for land title search. There are two types of search: official and individual. As far as the content is concerned, there is no difference except for the respective search fees which vary with the different land offices and registries. Furthermore, official search is endorsed by Land Administrator and can be used for official purposes.

Now, here is a fair bit of land title pointer for you to take note:

In Malaysia,a land title can be categorized either into one of the 5 major groups:
  1. Qualified Title (QT) Hakmilik Sementara (HS(D) or HS(M) - Can be freehold or leasehold = Borang 11AK
  2. Geran = Freehold land + Final Title (After title survey was done) - Issued by Registra = Borang 5BK 
  3. Geran Mukim = Freehold land + Final Title (After title survey was done) - Issued by land office = Borang 5DK 
  4. Pajakan Negeri = Leasehold land + Final Title (After title survey was done) - Issued by Registra = Borang 5CK 
  5. Pajakan Mukim= Leasehold land + Final Title (After title survey was done) - Issued by Land Office = Borang 5EK
  • HS(D) / Pajakan Negeri / Geran - official or individual search to be done at the State Land Registry.
  • HS(M) / Pajakan Mukim / Geran Mukim - search to be done at the District Land Office

Often times the officer manning the counter will tell you where to go and how to go about it. It can be quite time consuming when dealing with government departments or agencies. Perhaps, this is one of the reasons why some people will resort to hiring a "runner" to do the running job. In fact, it doesn't cost much to hire one!
